The Role
We are seeking a highly motivated and creative professional who will be able to develop themselves further within this position, strengthening the current Strategic Consultancy services offered at Savills. The right candidate will also be expected to assume responsibility as the trusted point of contact in our business for all ad hoc real estate consultancy related requests and lead any contributions to pitches and tenders, as required. Additional support will be required for carrying out detailed analysis and real estate study reports on Savills’ mandates across the region.
Key Responsibilities
• Forecast business / client requirements and lead business proposals for real estate related project studies – such as market study reports, development advisory, feasibility and highest & best use studies, masterplan advisory, financial planning, investment appraisal studies etc.
• Lead and run’s project studies for the team by preparing methodology, project plan and laying out tasks for thorough research and be able to deliver a in-depth outcome / study report for the client (with the project team).
• Proactiveness in business development and the ability to liaise with clients and other stakeholders in the business, to generate new opportunities for the Strategic Consultancy team and wider Savills business.
• Adopt international best global practices to provide best in class consultancy deliverable to the clients.
• Have an understanding of client requirements and real estate trends in the region.
• Manage multiple client accounts efficiently and respond to their requirements as per Savills standards for either project related tasks or any new business opportunities.
• Coordinate and manage project requirements with multiple stakeholders and various teams at Savills within the region or internationally. As well as coordinating with external sub-consultants.
• Technical requirements to fulfil day to day tasks would include:
o Analyse and review real estate market sector for relevant components – by understanding the supply, demand, performance, outlook, etc.
o Ability to understand the real estate development models – lease and sale.
o Ability to assess real estate performances for various projects – such as understanding total supply of rooms, units, Gross Leasable Areas, etc. along with the performance attributes such as rents, sale prices per sqft, land area required, FAR applicable etc.
o Understanding the demand qualifications applicable in real estate industry – such as total household requirement in the city (using population dynamics), calculation of office requirement in a city (using employee breakdown per sector) etc.
o Maintain the supply and demand database for each component in multiple geographies – which includes a historic build-up of existing projects, their demand, and future pipeline of the new and upcoming projects.
o Undertake market segmentation analysis for varied types of asset classes – such as residential, retail, hotels, office, industrial, entertainment, etc.
o Jointly develop, deliver and enhance Savills’ current data collection and analysis program. Prepare database and performance sheets using MS Excel platform.
o Lead the preparation of a comprehensive report for client studies, which shall include market & performance analysis, benchmarking, development recommendations, financial appraisals, etc.
o Successfully deliver project study reports to the client and close any client comments during this process.
o Lead and be able to develop a range of presentations on the studies prepared for internal and external audiences (clients and other stakeholders).
o Prepare, monitor and maintain excel based financial models which should include: project program plan, project brief, project inputs, assumptions for financial assessment.
• Actively contribute to broader team responsibilities within the global business
• Keep abreast of market developments and share regular updates with the team and the business.
• Contribute to wider projects as required
Skills, Knowledge and Experience
• A ‘Master’ degree is preferred in the fields of Real Estate, Economics, Commerce, Business Administration, Business Management, Business Planning, Architecture, or Finance. If the candidate does not have a ‘Master’ degree, then a minimum requirement of a ‘Bachelor’ degree at the minimum in a respective field with valid work experience is a must.
• A minimum prior working experience of 9 to 10 years in a Real Estate Consultancy or Real Estate Development Vertical is required.
• Experience of working consultancy assignments for giga and mega projects in the Middle East region (mainly KSA) would be advantageous.
• Client handling and client management skills are key for this role.
• Ability to handle multiple assignments and bids at the same time.
• Leading a team of more than 15 professionals and guiding junior colleagues for project execution and bids preparation is a must for this role.
• Open to travelling to client’s office in the region and internationally – for project related tasks and presentations. Travelling to Saudi Arabia is a key part of this role and the candidate is expected to visit the client’s location regularly.
• Strong proficiency with MS PowerPoint, MS Excel, MS Word, MS Outlook, Preparation of Charts, Maps, etc. and overall data management is essential.
• Project leadership is a key skill and would be important to manage client communications around it.
• Able to multi-task, work on multiple projects together, etc. with a keen willingness to learn and develop a deeper understanding of the preparation of good quality project reports.
• Sound understanding of financial concepts – such as costs, revenues, profits, IRR, NPV, cashflows, etc.
• Interpersonal skills – to be able to communicate and relay thoughts well with colleagues, clients and stakeholders at various levels.
• Excellent written and verbal communication in English (ability to converse and write in Arabic is advantageous)
