Residential Leasing & Sales Agent
The Role
The role is situated in Muscat Oman and encompasses being an active part of the Residential department’s professional team. This entails carrying out property sales and leasing transactions within the city, effectively coordinating with clients to provide a professional service, providing appropriate marketing of properties, updating the CRM with enquiries, listings and viewings as well as winning exclusive instructions for the company.
Key Responsibilities
Key deliverables
- Engage with clients seeking to sell or lease assets, complete onboarding process and list assets
- Leasing properties within Muscat to achieve, at a minimum, the agreed upon targets
- Undertake residential sales to be allocated depending on specialisation ( Secondary ITC, Secondary non-ITC / Local areas – Residential Land)
- Work to increase leasing stock in line with departmental strategy
- Responsible for conducting viewings, negotiations with clients, completion of paperwork and handover
- Abiding by all relevant Savills policies and procedures local Real Estate practice and RICS business standards and codes of ethics
- Continually networking and identifying business opportunities, including attending real estate exhibitions and keeping updated with latest local and national property market information and laws.
- Taking on new properties by area searches, signing terms of engagement investigating ownership, contacting landlords to accept new properties for lease/sale.
- Keep systems updated including website, Propspace, client list, deals list and property list
- Collection of fees, chasing bad debts.
- Customer service duties including meeting walk in customers, taking telephone enquiries, taking relevant details and following up or passing to colleagues.
- Ensure punctual attendance for all internal and external business commitments.
- Research and highlight any competitor activities
- Contribute to residential leasing strategy
- Report issues associated with poor unit presentation to relevant teams
- Actively support the promotion of other service lines to clients
- Review Savills website / marketing materials / client communication channels and property availability
- Provide regular updates to Senior Agents on performance and WIP (What’s in progress) list
People
- Build relationships with other colleagues within the department and senior staff
- Be proactive in guiding and assisting colleagues, if necessary, to close deals
- Work with colleagues to share leads and clients
- Working with the office manager to keep the deals list, website, invoices etc up to date
- To provide holiday cover for colleagues as required
Clients and business development
- Researching ownership and contacting owners.
- Maintaining client relationships.
- Updating clients with market feedback and trends.
- Communicating standards to clients to get the best from property stock.
- Ability to network with prospective clients with the view to win new business opportunities or promote cross-selling within the company.
Financial
- Achieving targets as set by the department head
- Invoicing deals
- Following up on debtors
Systems and process
- Management of Website / Propspace
- Maintenance of internal data lists (Deals List / Client List/ Lead Allocation List)
- Have an understanding of local process and administration of completing the sale or lease of a property as per local legislation/practice (i.e. drafting of sale agreement addendums etc)
- Ensure a WIP (What’s in progress) list is regularly updated and maintained
Marketing
- Develop direct marketing collateral for existing and new assets
- Keep up to date with market trends, comparable rates and new property developments completing
- Consistently review property particulars, marketing collateral and Savills’ website to create best in class marketing material
Skills, Knowledge and Experience
Essential qualifications
- Educated to at least high school or college equivalent.
- 2-3 years of experience in the real estate field in Oman is essential
- Omani driving license holder.
- Computer literate.
- Good telephone manner.
Essential experience
- Knowledge of Muscat’s residential areas.
- Diplomatic and confident in presentation delivery.
- Good ‘people’ skills.
- Attention to detail
- Fluent English speaking and written skills
- Bilingual skill’s preferred but not essential
- Strong persuasive and negotiation skills
