The Role
The Procurement Manager is responsible for managing the procurement of technical and operational requirements across real estate assets, including MEP and Architectural (AR) items. The role ensures the timely availability of consumables, spare parts, and technical materials required to keep assets fully operational, while maintaining cost efficiency, quality, and compliance with company policies.

Key Responsibilities
Manage end-to-end procurement activities for technical and operational materials, including MEP and AR-related items across managed assets.
Source, evaluate, and negotiate with technical suppliers and specialized vendors for spare parts, consumables, and minor works-related materials.
Support Facilities Management and Property Management teams by ensuring uninterrupted supply of critical technical components.
Review technical specifications, BOQs, and material submittals in coordination with engineering and FM teams prior to procurement.
Establish and maintain approved vendor lists for MEP systems, AR materials, and operational supplies.
Ensure compliance with technical standards, warranties, and manufacturer recommendations when procuring spare parts and equipment.
Manage purchase requests, purchase orders, and supplier invoices in line with internal controls and delegated authorities.
Track procurement spends by asset and category, identifying cost-saving and standardization opportunities.
Evaluate supplier performance based on quality, delivery, technical compliance, and service levels.
Coordinate closely with Finance, FM, and Asset Management teams to align procurement with operational budgets and maintenance plans.
Supervise and lead the procurement team, providing guidance, workload allocation, performance monitoring, and ensuring compliance with procurement policies and procedures.
Manage tendering and competitive bidding processes, including preparation of RFQs/RFPs, technical and commercial evaluations, negotiations, and award recommendations in coordination with technical and FM teams.
Oversee procurement activities for CAPEX projects, ensuring alignment with approved budgets, technical specifications, timelines, and governance requirements.

Architectural (AR)
· Finishes and fit-out materials (tiles, gypsum, paint, flooring, doors, ironmongery)
· Façade, waterproofing, and minor repair materials
· Joinery and carpentry-related items
Operational & Consumables
· Cleaning and housekeeping materials
· Maintenance tools and consumables
· Minor equipment required for day-to-day operations
Skills, Knowledge and Experience
5–8 years of procurement experience within real estate, facilities management, or operational assets.
Strong exposure to technical procurement (MEP & AR) in operational environments.
Experience dealing with OEMs, authorized distributors, and technical service providers.
Strong technical understanding of building systems and materials
Commercial and negotiation expertise
Ability to review and understand technical specifications and drawings
Strong coordination skills with engineering and FM teams
High attention to detail and compliance
Familiarity with ERP systems
Proficiency in procurement systems and MS Excel
